## Who it's for

### Tenants
Protect your deposit with your own evidence. Photograph the home on day one, email the report, retake the same photos at check-out, track deposit protection and log repairs.

### Landlords
Guided room-by-room inventories, matched start and end reports, fair wear and tear versus damage with costs apportioned by the item's age, cost proposals, deposit evidence packs, and compliance reminders for gas safety, EICR and EPC.

### Letting agents
Branded reports, check-ins, mid-term inspections and check-outs. Record meters, keys and alarm tests, including on video. On-screen or emailed signatures. No per-report fees and no monthly subscription.

## How it works

1. Start a report: start of tenancy, mid-term or end of tenancy.
2. Photograph each room with guided shots.
3. Record meters, alarms and keys.
4. Sign on screen or by email.
5. Send the PDF from your own email account, or save it to Files.

## Photo evidence

- Every photo is stamped with the date, time and GPS location when it's taken.
- Each photo gets a SHA-256 fingerprint, listed in the report, so any later edit can be detected.
- Start and end photos can be shown side by side.
- Photos imported from the library are marked "date not verified".

## UK deposit rules

| Nation | Protect the deposit within | Deposit limit | Schemes |
|---|---|---|---|
| England | 30 days of receiving it | 5 weeks' rent (6 weeks if rent is £50,000 a year or more) | DPS, mydeposits, TDS |
| Wales | 30 days of receiving it | Check with your scheme | DPS, mydeposits, TDS |
| Scotland | 30 working days of the tenancy starting | 2 months' rent | SafeDeposits Scotland, Letting Protection Service Scotland, mydeposits Scotland |
| Northern Ireland | 28 days of receiving it | 1 month's rent | TDS NI, mydeposits NI, Letting Protection Service NI |

In Wales, reports use "contract-holder" and "occupation contract" wording. Tenventory is a record-keeping tool, not legal advice, and rules change, so check with your deposit protection scheme.

## How it compares

The Tenventory web page compares it with InventoryBase, Inventory Hive, Smarter Inventories, Wooma, FreshRent, RentProof and RentVault on price, subscription, login and data storage, offline use, who it's for, UK coverage, photo evidence, meters and keys, costs and deposit reminders. Of those, Tenventory is the one with a one-off price, no login and tamper-evident photo fingerprints. The comparison is dated 15 October 2026 and based on each provider's public information.

## FAQ

### For tenants

**What is a property inventory report?**
A room-by-room record of a rented home's condition and contents, with photos. It's made at the start as a check-in report and compared at the end in a check-out report.

**Do tenants need their own inventory?**
It's strongly recommended. If your landlord or agent provides none, or a thin one, your own dated photos are the best evidence of the home's condition when you moved in.

**How do I prove the condition of a rented home for my deposit?**
Photograph every room with dated photos on move-in day, before unpacking, including close-ups of marks. Note meter readings, keys and alarm tests, send the report to your landlord or agent, keep a copy, and retake the same photos at the end. Tenventory stamps each photo with its date, time and location and gives it a SHA-256 fingerprint.

**When should I do my move-in inventory?**
On the day you move in, before unpacking: empty rooms are quicker to photograph and nothing hides marks. Send it to your landlord or agent within the first few days.

### For landlords and letting agents

**How long does a landlord have to protect a deposit?**
In England and Wales, 30 days from receiving it. In Scotland, 30 working days from the start of the tenancy. In Northern Ireland, 28 days from receiving it. Tenventory reminds you of your nation's deadline, but it isn't legal advice, so check with your deposit protection scheme.

**What's the difference between fair wear and tear and damage?**
Wear and tear is normal ageing from everyday use, such as light scuffs or faded paint, and can't be charged for. Damage goes beyond normal use, such as burns, stains or broken fittings, and may be charged for. Tenventory lets you mark each change and works out a fair share of the cost based on the item's age.

**Can letting agents put their own logo on reports?**
Yes. Add your agency name and logo once in Settings, and they appear on every page of every report with your contact details.

**Can I do mid-term inspections?**
Yes, with the same guided photos, meter readings and alarm tests as the start and end of tenancy reports.

### About the app

**Does the other person need the app?**
No. Reports are PDFs you email from your own account. Recipients can read them on any device and reply by email.

**How much does Tenventory cost?**
It's free to download, and creating reports, taking photos and previewing the PDF cost nothing. Emailing, saving or sharing reports needs one payment, with no subscription: £4.99 for tenants, or £19.99 for Tenventory Pro for landlords and letting agents.

**Where is my data stored?**
On your iPhone or iPad, and in your own private iCloud if you turn on sync. There's no Tenventory account or server, so LOW Works never sees your reports, photos or tenants' details.

**Is there an Android version?**
Not yet. An Android version is coming; sign up on the Tenventory page to be emailed when it's ready.

**Does Tenventory work on iPad?**
Yes, on iPhone and iPad. With iCloud sync on, you can start a report on your iPhone at the property and finish it on your iPad.

**Is Tenventory accessible?**
Yes. It works with VoiceOver, larger text sizes and Dark Mode, and every button and photo has a spoken description. Report any problems to hello@lowworks.co.uk.
